Design Process

Phase 3 - Design Development

In this phase, we take the approved schematic design and develop it at a larger scale, study the relationships of plans, sections, elevations, and explore construction details. Design Development is the huge grey area we need to go through in order to leap from small scale sketch drawings to the detailed drawings used for construction. Any approvals (such as a Board of Variance Appeal) required by the municipality prior to obtaining a Building Permit are also sought. An appeal to the Board of Variance is required when a hardship or an existing and non-conforming condition exists and a relaxation of the local bylaws is needed for the project to proceed.

The outcome of this phase would be a design developed to the point where the space planning, character and cost are generally described and fixed, and work can continue on to the Permit Drawings.
